I trained with a heating firm in Northampton and have been running my own vans around Milton Keynes since 2012. These days there are three of us, and between us we look after around four hundred homes across MK and down into Bedfordshire - a lot of them the same families year after year.

Eleven radiators cold at the bottom - it wasn’t the boiler

They’d already been quoted for a whole new boiler by someone else. The boiler was six years old and working fine; the system water was black. Flushed all eleven radiators until it ran clear, fitted a magnetic filter and dosed inhibitor. Upstairs was back to full temperature the same afternoon.

Warm-air unit out of a 1970s MK house, combi into the kitchen

Original Johnson & Starley warm-air unit in the hall cupboard, ducting running under the floor to grilles in every room. Three days: unit and ducting out, floors lifted and made good, radiators and pipework run in, and a combi on the kitchen wall with a new gas run. The hall cupboard came back as storage.

Pressure dropping every fortnight - it was the towel rail

Reported as an F1 lockout every couple of weeks, topped up each time. No visible leak anywhere, so we pressure-tested by zone and isolated the bathroom. A pinhole in the base of a chrome towel rail was weeping into the floor void. New rail, new valves, refilled and rebalanced.

Why Milton Keynes houses need a bit of local know-how

Victorian terraced housing of the kind found at Wolverton and Stony Stratford

Milton Keynes is a new town, so the grid square usually tells us the job before we open the door. The original 1970s estates - Netherfield, Fishermead, Coffee Hall, Beanhill - were built with gas warm-air heating rather than radiators, and a fair number still have it. The 1980s and 90s expansion out at Shenley, Furzton and Emerson Valley is conventional wet systems, mostly on their second or third boiler by now. Anything at Broughton, Brooklands or Whitehouse is push-fit throughout and rarely needs anything structural, just commissioning done properly.

Then there are the bits that were here before the new town was. Wolverton’s railway terraces, Stony Stratford and Newport Pagnell have genuine Victorian stock, with chimney breasts, 22mm primaries and the occasional back boiler still sitting behind a gas fire.

Knowing which of those you live in before we quote is the difference between a fixed price that holds and one that moves on day two.

Is the water in Milton Keynes hard, and does it matter?

It matters most for combi boilers, where scale builds up in the plate heat exchanger and hot-water flow drops off. My radiators are cold at the bottom. Do I need a new boiler?
Almost certainly not. Cold at the bottom and warm at the top is sludge sitting in the radiator - that’s a flush and a magnetic filter. Cold at the top and warm at the bottom is air, which is a five-minute bleed you can do yourself. Ring us and we’ll tell you which one it is before you book anything.
Can you fit a boiler in a listed building or a conservation area?
Yes, but the flue termination has to be planned rather than assumed. Stony Stratford, Wolverton, Newport Pagnell and Olney all have conservation areas and listed buildings, which restricts what can appear on an external wall. We look at it before quoting so the price doesn’t change halfway through.
Do you charge a call-out fee?
No separate call-out fee. You pay for time on site at the published rate, minimum one hour, then in half-hour blocks. If a repair turns into an installation quote, the diagnosis time comes off the installation price.
How long will my new boiler be under warranty?
It depends on the boiler. Manufacturers set their own terms and the length varies by make and model, so we tell you the exact figure for the one we’re quoting rather than advertising a headline number. Whatever it is, we register it for you on the day and it only stays valid if the boiler is serviced every year.
Can landlords book a CP12 gas safety certificate?
Yes - £85 for up to three appliances, certificate emailed the same day. Combined with a boiler service it’s £149. We work with several local letting agents and can do portfolios on a standing arrangement.

Choosing

Which boiler suits your house?

Most Milton Keynes homes end up with a combi, but not all of them should. It comes down to how many bathrooms you have, what your mains pressure is, and whether anyone will run two showers at once.

Combi

One appliance, no tanks, no cylinder. Right for a one- or two-bedroom house with a single bathroom and decent mains pressure. In hard water a scale reducer isn’t optional - it’s the difference between a heat exchanger lasting twelve years and lasting five.

System

Boiler plus a cylinder, no loft tanks. Right for three or more bedrooms, two bathrooms, or anywhere the mains won’t sustain a combi at full flow. More hot water at once, at the cost of a cupboard.

Regular (heat only)

Cylinder plus feed and expansion tanks in the loft. Often the sensible answer in an older property where the pipework is gravity-fed and ripping it out costs more than it saves.

How long does a boiler installation take?
A combi-for-combi swap in the same position is a day. A conversion from a system or regular boiler, a relocation, or a back-boiler removal is two days, because the pipework and the flue both change.
Do I need a scale reducer in Milton Keynes?
On a combi, yes. The supply here is hard - Anglian Water publishes the figure for Milton Keynes, and Affinity Water for Houghton Regis and Leighton Buzzard. We include a scale reducer in the price rather than offering it as an upsell.
Can you convert a warm-air system or take out a back boiler?

What we run into in Houghton Regis

Two very different housing stocks in one town. The older estates around Parkside and Tithe Farm went up through the 1950s and 60s, and plenty still have their original gravity-fed layouts, 22mm primaries and airing-cupboard cylinders. The newer development north of the A5120 - Bidwell West and Houghton Regis North - is a completely different proposition: modern combis, plastic push-fit throughout, manifolds rather than tees.

What that means in practice. On the older side, a combi conversion means resizing pipework and finding a condensate route that won’t freeze. On the newer side, most of what we get called to is commissioning faults and filter neglect rather than anything structural.

The water here is hard too. Houghton Regis is on Affinity Water rather than Anglian, but it comes off the same chalk and the hardness is comparable to Milton Keynes. Scale is the number-one reason a five-year-old combi here loses hot-water flow.

Where the stopcock usually is. In the 1950s-60s stock, under the kitchen sink or in the downstairs hall cupboard. In the newer builds, in the utility or behind an access panel in the hall floor. Worth finding it now rather than at eleven at night.

Our story

Started in 2012 with one van and a second-hand flue analyser

I’d spent eight years working for other people and got fed up with being told to sell boilers to customers who needed a flush. So I went out on my own, covering Milton Keynes and the villages, mostly on word of mouth.

Daniel joined in 2019 and Ryan in 2022. We’ve deliberately stayed small - three vans is about the size where I can still quote every installation myself and still know the name of the person whose kitchen we’re standing in.
